We're proud to share that ITDG was recently highlighted in a news article on MyHeraldReview.com for our work on the Hummingbird Senior Resort in Sierra Vista, Arizona.

The Mission: Adaptive Reuse at Scale

In early 2022, we partnered with Evening Tide Management to tackle an ambitious adaptive reuse project—transforming the former Windemere Hotel and Conference Center into a fully operational senior living community. This wasn't a simple renovation. It required a complete rethinking of the building's systems, layouts, and life-safety infrastructure to meet the rigorous standards of assisted living and memory care facilities.

Our teams worked in close coordination to plan every phase of the conversion, from structural modifications to MEP upgrades, ensuring the project stayed on budget and on schedule.

The Result: 137 Units of Senior Care

The transformation delivered:

  • 70 rooms for Assisted Care Living
  • 27 rooms for Secure Memory Care
  • 40 rooms for Independent Living

The Hummingbird Senior Resort officially opened in mid-2023 and has been thriving ever since—breathing new life into what was previously a large, underutilized hotel property.

Ongoing Partnership

While the primary conversion was completed in 2023, our relationship with Hummingbird Senior Resort continues. We remain engaged to make further improvements and accommodate additional modifications as the facility grows and evolves to meet resident needs.

This project exemplifies the ITDG approach: design-build delivery, vertically integrated trades, and long-term client partnerships that extend well beyond the certificate of occupancy.
