Project Overview
ITDG completed a tenant improvement project for Brandy Melville at 845 E University Blvd in Tucson, Arizona, delivering the brand's first location in the Tucson market in March 2025. The project transformed a former Pei Wei restaurant space into a polished retail environment that meets the Italian brand's exacting global standards.
The scope of work included a complete gut of the existing restaurant build-out and full reconstruction of the interior for retail use. ITDG installed custom lighting systems, ceiling fans, new HVAC infrastructure, changing rooms, register areas, and display-ready finishes throughout. The transformation required reworking the entire floor plan—removing commercial kitchen infrastructure and replacing it with the open, curated retail layout that defines the Brandy Melville shopping experience.
Located near the University of Arizona campus, the store is positioned to serve the brand's core demographic. ITDG delivered a space that feels true to the Brandy Melville identity from the moment you walk in—a testament to the quality of the build and the attention to detail our team brought to every phase of the project.

How We Delivered
Project Objective
Converting a former restaurant into a high-end retail space required a complete gut and reimagining of the interior. All restaurant infrastructure—commercial kitchen, hood systems, grease traps, and specialized plumbing—had to be removed before retail construction could begin. The brand's Italian headquarters demanded strict adherence to their signature aesthetic, with custom fixtures, specific lighting, and a precise store layout that had to be executed exactly to specification.
Our Approach
ITDG fully demolished the existing Pei Wei build-out and reconstructed the space from the slab up. Our in-house electrical team installed the specialized lighting systems and ceiling fan infrastructure that define the brand's ambiance. Plumbing crews removed all restaurant systems and reconfigured services for retail use. New HVAC was designed and installed to maintain comfortable conditions in the open retail floor plan. Custom changing rooms, register counters, and display areas were built to the brand's detailed specifications.
