Project Overview
ITDG completed a tenant improvement project for Firehouse Subs at 9525 E Old Spanish Trail in Tucson, Arizona, delivering the fully built-out restaurant in October 2024. The project converted a former Starbucks location into a new Firehouse Subs, transforming a coffee shop footprint into a full-service quick-service restaurant.
The conversion required a complete gut of the existing Starbucks build-out and a full reconstruction tailored to Firehouse Subs' operational needs. ITDG installed commercial kitchen infrastructure—including hood systems, grease traps, and high-capacity electrical—along with new plumbing for food prep and service areas, dining room finishes, and brand-standard signage and decor throughout.
In an interesting twist, ITDG also built the new ground-up Starbucks location directly across the street—making this a true full-circle project where we both relocated one brand and installed another in the space it left behind. That kind of continuity speaks to the trust our clients place in ITDG to deliver across project types.

How We Delivered
Project Objective
Converting a former coffee shop into a quick-service restaurant required completely reworking the space for an entirely different operation. The existing Starbucks layout had no commercial kitchen infrastructure, grease management, or the high-amperage electrical capacity needed for Firehouse Subs' cooking equipment. The entire interior had to be stripped and rebuilt to franchise specifications.
Our Approach
ITDG gutted the former Starbucks and rebuilt the space from the slab up for restaurant use. Our plumbing team installed grease traps, floor drains, and food-prep plumbing, while our electrical crew ran the high-capacity circuits required for commercial kitchen equipment. Hood systems, dining finishes, and brand decor were installed to Firehouse Subs' franchise standards, delivering a turnkey restaurant ready for opening.
