Project Overview
ITDG completed a tenant improvement project for Firehouse Subs at 10165 E Old Vail Rd in Tucson, Arizona, delivering the fully built-out restaurant in February 2025. Located in the Rita Ranch community on Tucson's southeast side, this location brings the Firehouse Subs brand to one of the area's growing residential and commercial corridors.
The project included a full commercial kitchen build-out with hood systems, grease traps, high-capacity electrical, and food-prep plumbing—along with the dining area, reception counter, and brand-standard finishes and decor throughout. ITDG's in-house electrical and plumbing teams self-performed the critical kitchen infrastructure, ensuring everything was built to franchise specifications and ready to pass health and franchise inspections on the first attempt.
This Old Vail location continues ITDG's ongoing work with the Firehouse Subs franchise in the Tucson market, reinforcing our reputation as a reliable partner for fast-paced QSR tenant improvements that deliver on time and to spec.

How We Delivered
Project Objective
Quick-service restaurant tenant improvements require complex kitchen infrastructure—hood systems, grease traps, high-amperage electrical, and commercial plumbing—all built within an existing shell space. The project needed to meet strict Firehouse Subs franchise standards and health department requirements while delivering on an aggressive timeline to support the planned opening.
Our Approach
ITDG's in-house plumbing team installed grease traps, floor drains, and food-prep plumbing while our electrical crew ran the high-capacity circuits required for commercial cooking equipment. Kitchen build-out, dining area finishes, and brand decor were coordinated in parallel to keep the project moving efficiently. The result was a turnkey restaurant that passed all inspections and was ready for opening day.
