Project Overview
ITDG completed a tenant improvement project for Dogtopia at 7285 E Tanque Verde Rd in Tucson, Arizona, delivering a fully built-out dog daycare and boarding facility in mid 2019. The project transformed a commercial shell into a purpose-built animal care environment designed to meet the Dogtopia franchise's operational and safety standards.
Dog daycare facilities are among the most demanding tenant improvements in commercial construction. Every system—plumbing, HVAC, flooring, and drainage—must be designed to withstand constant water exposure, heavy cleaning protocols, and the unique demands of housing animals indoors. ITDG delivered a facility with commercial-grade epoxy floors, industrial drainage, enhanced air filtration, and soundproofing—all built to pass both franchise and health department inspections on the first attempt.
The completed space includes separate play areas, a welcoming lobby, and all the back-of-house infrastructure required for safe, efficient daily operations. Located on one of Tucson's busiest east-side corridors, the Dogtopia facility has served the community since opening day.

Project Objective
Dog daycare facilities require specialized infrastructure that goes well beyond a standard tenant improvement: epoxy floors that withstand constant cleaning and moisture, industrial floor drains capable of handling daily wash-downs, enhanced HVAC with advanced filtration for air quality, and soundproofing to contain noise. All systems needed to meet strict Dogtopia franchise standards and local health department requirements.
Our Approach
ITDG installed commercial-grade epoxy flooring with integrated drainage throughout the play and care areas. Our plumbing team built out industrial floor drains and wash stations designed for heavy daily use. HVAC upgrades included enhanced filtration and high-capacity air exchange systems specifically engineered for animal facilities. The result was a durable, compliant space ready for the demands of daily animal care from day one.
