Project Overview
ITDG completed a comprehensive Property Improvement Plan (PIP) for Courtyard by Marriott Chico in 2020. The 90-room hotel at 2481 Carmichael Drive serves business and leisure travelers near Chico State University and the greater Chico area.
The PIP scope included updates across guest rooms and suites—from standard king and queen rooms to executive suites with separate living areas and kitchenettes—as well as accessible accommodations with roll-in showers and compliant bathroom layouts. Common areas were refreshed: the lobby and front desk, The Bistro (restaurant and bar), The Market, 24/7 fitness center, indoor pool and whirlpool, business center, meeting room, and community and media spaces. The work brought the property in line with brand standards and improved the guest experience throughout.

How We Delivered
Project Objective
Executing a full PIP for an operating Courtyard property required coordinating improvements across 90 rooms and multiple common areas while minimizing disruption to guests. The scope included guest room and suite renovations, lobby and F&B updates, fitness and pool areas, and meeting spaces—all to be delivered to Marriott brand and quality standards.
Our Approach
ITDG managed the PIP with phased work and close coordination with the owner and brand. Our teams delivered guest room and suite upgrades—including accessible rooms and roll-in showers—and refreshed the Bistro, Market, fitness center, indoor pool, business center, and meeting room so the property met current Courtyard standards and remained fully operational throughout the improvement period.
