Project Overview
Hotel property improvements remain one of ITDG's core specialties. For Courtyard by Marriott Tucson Airport, we completed a comprehensive Property Improvement Plan in 2021 at 2505 E Executive Dr—a 149-guest-room property (including 12 suites) that serves travelers near Tucson International Airport and Davis-Monthan AFB.
Typical PIPs like this one involve fully renovating rooms and common areas: new finishes (flooring, paint, and millwork) and strategic electrical relocations to accommodate new furniture, lighting, and features. Major brands often require owners to refresh properties on a set cycle; our team works closely with ownership to design a plan that keeps the hotel open and bookable while renovations proceed with minimal impact on operations.
At Tucson Airport, the PIP encompassed guest rooms and king suites, lobby and front desk, The Bistro (with Starbucks), The Market, 24-hour fitness center, outdoor pool and fire pit, and meeting spaces including conference and classroom setups—all delivered to Courtyard brand standards.

How We Delivered
Project Objective
Owners must periodically update their properties to meet brand requirements, but renovations cannot shut down the hotel. The challenge was executing a full PIP across 149 rooms and multiple common areas—new finishes, electrical adjustments for new furniture and features—while keeping the property operational and minimizing impact on guest bookings.
Our Approach
ITDG worked closely with the owner to phase the work so the hotel could continue welcoming guests throughout the renovation. Our team delivered full room and common-area renovations—new flooring, paint, and finishes plus targeted electrical work—and coordinated with the brand’s refresh cycle to ensure a smooth transition and minimal disruption to operations.
