Project Overview
ITDG completed a comprehensive Property Improvement Plan for SpringHill Suites by Marriott Portland Airport in 2019. The 82-suite, all-suite property at 11922 NE Airport Way serves travelers near Portland International Airport (PDX).
The PIP included full renovations to guest suites—with separate living and sleeping areas, kitchenettes, work desks, and sitting areas—and common spaces: lobby and front desk, breakfast area and buffet, The Market, 24-hour fitness center, indoor heated pool, business center, and meeting room. Work encompassed new finishes (flooring, paint, millwork), updated bathrooms including accessible accommodations, and targeted electrical updates to support new furniture and features. The property remained operational throughout the renovation, with minimal impact on guests.

Project Objective
Executing a full PIP for an operating all-suite hotel near the airport required renovating 82 suites and multiple common areas—lobby, breakfast, The Market, fitness, pool, and meeting spaces—while meeting Marriott brand standards and keeping the hotel open and bookable.
