Project Overview
ITDG delivered another successful hotel-to-multifamily conversion for GoodHomes, transforming an underperforming hotel property into GoodHomes Bordeaux—a 255-unit residential community designed for modern living.
The completed property features 209 studio apartments and 46 one-bedroom units, many with private balconies offering natural light and outdoor space. Each unit was thoughtfully redesigned with contemporary kitchens, updated bathrooms, and durable finishes built to withstand the demands of daily residential use.
Building on our proven conversion methodology developed at GoodHomes Groton, the Bordeaux project showcased ITDG's ability to scale our approach while maintaining quality and efficiency across a larger unit count.

Project Objective
Converting a larger hotel property into 255 individual residential units required precise coordination across multiple trades working simultaneously. The project demanded efficient unit turnover while maintaining consistent quality standards, updated MEP systems to support permanent residential occupancy, and balcony restorations to maximize the property's appeal.
Our Approach
ITDG leveraged our vertically integrated model to execute rapid, parallel renovations across the property. Our electrical team upgraded panel capacity and wiring for residential loads. Plumbing crews modernized kitchens and bathrooms with efficient fixtures. The in-house approach eliminated coordination delays between trades, enabling us to deliver units at an accelerated pace while maintaining the quality standards GoodHomes expects.
