ITDG successfully executed the complete transformation of an outdated extended-stay hotel into GoodHomes Groton—a vibrant 112-unit multi-family residential community in Groton, Connecticut.

The redeveloped property features 71 studio apartments, 21 one-bedroom units, and 20 two-bedroom units—each reimagined with full kitchens and generous living areas. Our redevelopment expertise was instrumental in transforming the structure to meet the expectations of modern renters, dramatically enhancing both functionality and aesthetic appeal.

Beyond the unit renovations, the project included extensive infrastructure upgrades—new MEP systems, life-safety compliance, and modern finishes throughout—ensuring the property delivers a comfortable, efficient living experience for years to come.

The existing extended-stay hotel presented significant adaptive reuse challenges: outdated mechanical systems not designed for permanent residential occupancy, life-safety code compliance gaps, inefficient floor plans, and over 10,000 SF of underutilized event space. The client required a transformation that would attract modern renters while maintaining budget discipline and an aggressive timeline.
