Project Overview
ITDG contributed to one of the largest hotel-to-multifamily conversions on the East Coast—Vivo Living Baltimore. The project transformed a former 710-room dual-tower hotel complex (previously a Radisson and Holiday Inn) at 101 W Fayette St into 708 modern residential apartments in the heart of downtown Baltimore's Inner Harbor district.
The twin-tower complex—23 and 27 stories—was acquired by Vivo Investments in April 2022 and converted into a mix of 687 studios, 12 one-bedroom, 8 two-bedroom, and 1 four-bedroom unit. The redevelopment encompassed approximately 448,000 square feet across both towers, including full interior unit conversions with modern kitchens and bathrooms, systems upgrades throughout, and common area redevelopment to support permanent residential living.
Leasing on the south tower began in June 2023, with full project completion achieved in late 2024. The scale and complexity of this conversion—two high-rise towers, 708 units, and a complete transformation from hospitality to residential use—demonstrates ITDG's ability to execute large-scale adaptive reuse projects that breathe new life into legacy hotel assets.

How We Delivered
Project Objective
Converting a 710-room dual-tower hotel complex into permanent residential housing presented enormous logistical and technical challenges. Two high-rise towers—23 and 27 stories—required floor-by-floor conversion of hotel rooms into functional apartments with full kitchens, updated bathrooms, and modern finishes. MEP systems designed for transient hotel occupancy needed comprehensive upgrades to support permanent residential use, all while maintaining an aggressive timeline to begin leasing within months of acquisition.
Our Approach
ITDG deployed coordinated crews across both towers, executing parallel conversion tracks to maximize efficiency across the 448,000 SF footprint. Electrical teams upgraded building power infrastructure for residential loads. Plumbing crews retrofitted units with full kitchens and modernized bathrooms. The phased approach allowed the south tower to begin leasing by June 2023 while work continued in the north tower, generating revenue during construction and demonstrating the viability of the conversion strategy.
