Project Overview
ITDG completed the conversion of Vivo Living Bloomington, transforming a former 85-room America's Best Value Inn at 1722 N Walnut St into approximately 85 studio apartments. Originally constructed in 1973, the hotel had served the Bloomington market for decades before Vivo Investments acquired the property for adaptive reuse as multifamily housing.
The conversion scope included full interior unit renovations—converting hotel rooms into functional studio apartments with updated kitchens, bathrooms, and modern finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were redeveloped into resident amenities including a community center, fitness center, lounge, and leasing office, giving the property the feel of a purpose-built apartment community.
Located near Indiana University and downtown Bloomington, Vivo Living Bloomington addresses the area's strong demand for housing density. The conversion was approved by the Bloomington Plan Commission in April 2021 and completed later that year, with the property fully operational as a residential community from 2022 onward.

Project Objective
Converting a 1973-era hotel into permanent residential housing required modernizing aging building systems while reconfiguring every room for apartment living. The existing mechanical, electrical, and plumbing infrastructure was designed for transient hotel use and needed comprehensive upgrades to meet residential standards. Common areas required complete reimagining to function as resident amenities rather than hotel lobby spaces.
Our Approach
ITDG executed a systematic conversion across the property, upgrading MEP systems to residential standards and converting each hotel room into a functional studio apartment with a kitchen, updated bathroom, and contemporary finishes. Common areas were transformed into a community center, gym, lounge, and leasing office. The efficient conversion approach allowed the property to begin leasing quickly after completion, minimizing the owner's carry time.
