Project Overview
ITDG completed the conversion of Vivo Living Durham, transforming a former extended-stay hotel at 2517 Guess Rd into approximately 120 studio apartments in Durham, North Carolina. Located in the Watts Hospital-Hillandale neighborhood near Duke University and downtown Durham, the property now serves the area's workforce housing market with efficient, modern studio units.
The conversion scope included full interior unit renovations—converting hotel rooms into studio apartments ranging from 270 to 590 square feet—along with upgrades to mechanical, electrical, and plumbing systems to support permanent residential occupancy. Common areas were redeveloped into resident amenities including a community room, fitness center, and outdoor gathering spaces with patio areas, repositioning the property from a dated hospitality asset into a functional residential community.
Vivo Living Durham is part of ITDG's work with Vivo Investments on their hotel-to-multifamily conversion portfolio, demonstrating the scalability of the adaptive reuse model across different markets and property types. The project delivered quality housing in a high-demand area near major employment centers and one of the nation's top universities.

Project Objective
Converting a former extended-stay hotel into permanent residential housing required modernizing building systems originally designed for transient hospitality use. Each hotel room needed to be reconfigured as a functional studio apartment, and common areas had to be reimagined as resident amenities. The project demanded efficient execution to minimize vacancy time and get the property leasing as quickly as possible.
Our Approach
ITDG executed a systematic conversion across the property, upgrading MEP infrastructure to residential standards and converting each hotel room into a studio apartment with modern finishes. Our teams transformed former hotel common spaces into a community room, fully equipped fitness center, and inviting outdoor patio and community areas. The efficient conversion approach allowed the property to transition to full residential operations by 2022.
