Project Overview
ITDG completed the conversion of Vivo Living Omaha, transforming a former 136-room Days Inn & Suites by Wyndham at 11515 Miracle Hills Dr into 136 studio and one-bedroom apartments in Omaha, Nebraska. The property was repositioned as modern workforce housing serving the west Omaha market near the Miracle Hills area.
The conversion scope included full interior unit renovations—converting hotel rooms into functional studio and one-bedroom apartments with updated kitchens, bathrooms, and contemporary finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were redeveloped into resident amenities including a central courtyard with an outdoor pool, a fitness center, a community lounge, and laundry facilities.
Originally branded as Vivo Living Omaha, the property now operates under the name Flats at Miracle Hills and remains actively leasing as a residential community, further validating the hotel-to-multifamily conversion model in midwestern markets.

How We Delivered
Project Objective
Converting the Days Inn & Suites into permanent residential housing required modernizing building systems originally designed for transient hotel use. Each of the 136 hotel rooms needed to be reconfigured as a functional apartment, and common areas had to be reimagined as resident amenities. The project demanded efficient execution to minimize vacancy and transition the property to residential operations as quickly as possible.
Our Approach
ITDG executed a comprehensive conversion across the property, upgrading MEP infrastructure to residential standards and converting each hotel room into a studio or one-bedroom apartment with modern kitchens, updated bathrooms, and durable finishes. Our teams transformed former hotel common spaces into a community lounge, fitness center, and laundry facilities while retaining the central courtyard and outdoor pool as signature resident amenities. The efficient conversion approach allowed the property to begin leasing promptly after completion in late 2022.
