Project Overview
ITDG completed the conversion of Vivo Living Raleigh, transforming a former Four Points by Sheraton Raleigh North at 4400 Capital Blvd into 113 one-bedroom apartments in Raleigh, North Carolina. The property was repositioned as modern residential housing serving the north Raleigh market along the Capital Boulevard corridor.
The conversion scope included full interior unit renovations—converting hotel rooms into functional one-bedroom apartments with updated kitchens, bathrooms, and contemporary finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were extensively redeveloped into resident amenities including a swimming pool, fitness center, co-working spaces, resident lounges, a game center, a movie theater room, and a leasing center.
Vivo Living Raleigh is actively leasing and operating as a residential community, showcasing the strength of the adaptive reuse model in one of the fastest-growing metro areas in the Southeast.

How We Delivered
Project Objective
Converting the Four Points by Sheraton into permanent residential housing required modernizing building systems originally designed for transient hotel use. Each hotel room needed to be reconfigured as a functional one-bedroom apartment, and the property's extensive common areas had to be reimagined as resident amenities. The project demanded efficient execution to minimize vacancy and deliver a competitive residential product in Raleigh's active rental market.
Our Approach
ITDG executed a comprehensive conversion across the property, upgrading MEP infrastructure to residential standards and converting each hotel room into a one-bedroom apartment with modern kitchens, updated bathrooms, and durable finishes. Our teams transformed former hotel common spaces into co-working areas, resident lounges, a game center, a movie theater room, and a leasing center while retaining the swimming pool and fitness center as signature amenities. The efficient conversion approach allowed the property to begin leasing in early 2024.
