Project Overview
ITDG completed the conversion of Vivo Living Summerville, transforming a former 75-bed senior care facility at 950 Travelers Blvd into 69 studio and two-bedroom apartments in Summerville, South Carolina. Previously known as The Retreat at Summerville—offering independent living, assisted living, and memory care services—the property was acquired for redevelopment and repositioned as modern workforce housing.
This project represents an expansion of ITDG's adaptive reuse capabilities beyond traditional hotel conversions. Because the facility was originally built for residential care, the existing footprint was highly conducive to apartment living, allowing for efficient studio layouts alongside larger two-bedroom townhome and cottage floor plans. The conversion scope included full interior renovations with updated kitchens, bathrooms, and contemporary finishes, along with mechanical, electrical, and plumbing upgrades to support standard residential occupancy.
Common areas were redeveloped into resident amenities including a fitness center, a retro arcade and game room, a resident lounge and library, and an on-site laundry care center. Vivo Living Summerville is actively leasing, demonstrating the versatility of the adaptive reuse model beyond the hospitality sector.

Project Objective
Converting a senior care facility into standard multifamily housing presented a unique set of challenges distinct from typical hotel conversions. The property's layout—originally configured for assisted living, independent living, and memory care—required creative reconfiguration to produce marketable apartment floor plans. Building systems designed for a care environment needed comprehensive upgrades to function as conventional residential infrastructure.
Our Approach
ITDG leveraged our adaptive reuse expertise to execute a conversion that capitalized on the property's residential DNA. The care facility's room layouts translated naturally into efficient studios, while larger wings were reconfigured into two-bedroom townhome and cottage floor plans. Our teams upgraded MEP systems to standard residential specifications, installed modern kitchens and bathrooms throughout, and transformed common areas into amenities including a fitness center, retro arcade, lounge and library, and laundry care center.
