Project Overview
ITDG completed the conversion of Vivo Living North Charleston, transforming a former 112-room Suburban Extended Stay Hotel at 7582 Stafford Rd into 112 studio and one-bedroom apartments in North Charleston, South Carolina. The property, previously known as the Suburban Extended Stay Hotel North - Ashley Phosphate, was repositioned as modern workforce housing serving the greater Charleston metro area.
The conversion scope included full interior unit renovations—converting extended-stay hotel rooms into functional studio and one-bedroom apartments with updated kitchens, bathrooms, and contemporary finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were redeveloped into resident amenities including a fitness center, community pool, laundry facilities, outdoor picnic and BBQ areas, and a leasing office.
Originally branded as Vivo Living North Charleston, the property now operates under the name Stafford Commons and remains fully leased as a residential community, demonstrating the long-term viability of the hotel-to-multifamily conversion model in the Charleston market.

How We Delivered
Project Objective
Converting the Suburban Extended Stay Hotel into permanent residential housing required modernizing building systems originally designed for transient extended-stay use. Each of the 112 hotel rooms needed to be reconfigured as a functional apartment, and common areas had to be reimagined as resident amenities. The project demanded efficient execution to minimize vacancy and transition the property to residential operations as quickly as possible.
Our Approach
ITDG executed a comprehensive conversion across the property, upgrading MEP infrastructure to residential standards and converting each hotel room into a studio or one-bedroom apartment with modern kitchens, updated bathrooms, and durable finishes. Our teams transformed former hotel common spaces into a leasing office, fitness center, and inviting outdoor community areas including a pool, picnic areas, and BBQ stations. The efficient conversion approach allowed the property to begin leasing promptly after completion.
